NON APPLICABILITY OF TENANT’S PROTECTION LAW
The Lessee confirms that neither he nor anyone acting for him has paid or has been asked to pay key money for the House whether directly or indirectly and that the sole consideration for the rights accruing to him in terms of this contract is the rent as defined hereunder.
PERIOD OF OCCUPATION
The period of occupation of the house shall be in accordance with your confirmed reservation as specified in the email you receive at the time you make your reservation. Minimum reservation period is three nights off session and four nights in session. (In Session is 1 June – 31 August and Jewish Holidays.
The Check-In time is from 3:00 PM (Israel time) and the Check-Out time is until 11:00 AM (Israel time).
The Lessee acknowledges that he is aware that the Lessor is committed to let the house to a third party upon termination of this lease and immediately after same has been made ready.
The Lessee can extend this lease at the same terms conditional to informing the lessor in writing 14 days before the lease expires, on the basis of availability.
RENTAL
The rent for the period of the lease of the house will be fixed by the parties in advance and a CONTRACT OF LEASE will be signed in advance of arrival.
The rental amount will be paid in in full prior to occupation as stipulated in the CONTRACT OF LEASE.
ISRAELI VAT: If the Lessee has a foreign passport, no VAT is added. If the Lessee is resident in Israel, then VAT is added to the contract amount as per the law.
PAYMENT
There are two payment methods at SeaScape Terraces:
Credit Cards – Visa, MasterCard and American Express
At the time of making the online reservation, the Lessee must fill in all required information.
Our compliance standards require that, during the reservation process, an email is sent to the Lessee with a special verification number for the Lessee to apply within the online system to authenticate the reservation. Thereafter, the Lessee will enter his credit card details.
The credit card is debited with:
30% (thirty percent) deposit at the time of the reservation
70% (seventy percent) four days before arrival.
After the credit card completion process, a confirmation pop-up window on the reservation screen will be displayed confirming the details of the reservation.
At the same time, an email will be sent to the Lessee containing all the details of the reservation including the payment details.

Bank Transfers – SWIFT/ IBAN
At the time of making an online reservation, the Lessee must fill in all required information.
Our compliance standards require that, during the reservation process, an email is sent to the Lessee with a special verification number for the Lessee to apply within the online system to authenticate the reservation.
A window will pop-up on the screen confirming all the details of the reservation as well as the bank details for the Lessee to make his SWIFT/IBAN bank transfer.
There will be a message with clear instructions that the reservation will be held for the Lessee for a period of 24 hours to enable the Lessee to make his SWIFT/IBAN bank transfer. If the SWIFT/IBAN is not made within the prescribed 24 hour period, the reservation will be cancelled and deleted from our reservation system.
At the same time, an email will be sent to the Lessee with all the reservation details including, bank details so the Lessee can make his SWIFT/IBAN bank transfer.
The bank transfer will be:
30% (thirty percent) deposit at the time of reservation (during the first 24 hour period).
70% (seventy percent) seven banking days before arrival. If the payment is not received by the evening of the day before Check-In, then the Lessee will not be allowed to Check-In until such time that there is confirmation of the payment having been received.
The Lessee will send copies of both SWIFT/IBAN bank transfer confirmations to SeaScape Terraces – either by email or WhatsApp (details of both hereinunder)

CANCELLATION POLICIES & PROCEDURES
In the event of cancelation or no-show, the 30% deposit for the reservation will not be refunded. In the event of changing the reservation, and the requested dates are available, the Lessee will be obligated to pay any price differential. If there are no available dates, the 30% deposit will not be refunded. If the price differential is not paid, the reservation will automatically be cancelled, and the deposit will not be refunded.
If cancellation is made due to the Covid-19, or any other pandemic as declared by the Health Ministry or the government, any money’s paid, less finance expenses will be refunded.

CATASTROPHIC EVENTS & EMERGENCY EVACUATIONS:
If a catastrophe (earthquake, flood, fire, or any act of G-D.) or any situation simply beyond our control impairs the vacation rental, SeaScape Terraces is not responsible for finding alternate lodging for the Lessee or for the Lessee’s financial losses related to transportation or alternative lodging.
For the remaining period of the vacation, the proportional amount will be refunded to the Lessee, less any finance expenses. We suggest you consider Travel Protection Insurance to secure your vacation investment and eliminate your financial risk.
USE
The house is leased to the Lessee for purely holiday or residential purposes and the Lessee shall not be entitled to transfer his rights in terms hereof. The Lessee will not be entitled to sub-let in terms hereof.
VACATING
The Lessee confirms that the vacating of the house is a basic and fundamental term of the CONTRACT OF LEASE and that upon vacating the house at the termination thereof, he shall return possession of the house to the Lessor, tidy and in good order.
If the Lessee shall fail to vacate the house as aforesaid, he shall pay to the Lessor the sum of USD 600 (Six hundred US dollars) per day and for each and every day of his default, as pre-estimated and agreed damages, and this without derogating from the Lessor’s right to claim further damages.
EXPENSES
The rental includes all municipal taxes, gas, water, internet, pool maintenance and TV.
Electricity for the period will be paid by the lessor. A credit of NIS 150 per week will be provided by the Lessor.
Any other expenses not detailed in clauses 8.a and 8.b shall be borne by the Lessee and will be deducted from the security deposit if not settled prior to vacating the house.
REPAIRS
The Lessee shall be responsible for all damage caused to the house save and except damage caused by or as a result of normal wear and tear.
The cost of any damage for the Lessee account shall be deductible from the security deposit.
INSPECTION
The Lessor or his duly authorized agent shall have the right to inspect the house at any reasonable hour by telephonic arrangement in advance.
SECURITY
The Lessee shall provide the Lessor with credit card details as a security deposit for the fulfilment of the Lessee’s obligations under the lease.
Only in the case of damages (clause 8 and 9) will the security deposit be used. The security deposit will not be used for any other purpose.

CONTRAVENTIONS
The Lessee undertakes to refrain from any act that causes or is likely to cause a disturbance of the peace or a nuisance to the neighbours in the adjacent houses or buildings or is in contravention of any municipal bylaw or government law and furthermore undertakes to refrain from any act or omission prejudicial to the insurance covering the house.
LIABILITY
It is specifically agreed between the parties that the Lessor shall not be liable to the Lessee, his family, guests or invitees for any damage, whether bodily injury, property or otherwise, howsoever caused in the house. The Lessor takes no responsibility whatsoever for any damages of any kind for the duration of the Lessee’s stay in the house. The Lessor cannot be held responsible for the loss or theft of any valuables left in the villa. This clause (13) is also applicable to clause 14 below.
SWIMMING POOL
The Lessor takes no responsibility whatsoever for the Lessee’s usage of the swimming pool. The Lessee takes full responsibility for any damages to the pool and full responsibility of its use by any of the Lessee’s family, guests or invitees and for any casualties to any persons that may occur for the full duration of the Lessee’s stay in the villa regardless of the period of the rental agreement.
PETS
Under no circumstances will pets be allowed on the premises whether by the Lessee , family or visitors to the property, without any exceptions.
If there are special circumstances, the Lessee must get written permission from the Lessor to allow pets on the property.
SMOKING
This is a smoke free house. Smoking is prohibited anywhere within the boundaries of the house. Smoking is only allowed on the outdoor balconies.
CORONA VIRUS OR ANY DECLARED PANDEMIC REGULATIONS
The Lessee and all visitors accept upon themselves to abide by the pandemic regulations, which may change from time to time, as set out by the Health Ministry and/or the Israeli government.
The Lessee undertakes to ensure that they are aware of these changes and to abide by them.
In the event of any contravention of the law, or any fine imposed, the Lessee undertakes full responsibility for the offence and undertakes to pay any and all fines related thereto.
